John, I think you've missed the point; this is a designer modification of one of Xara's templates "customized with complete freedom".
You could start anywhere and change font, alignment, size and colours and it would be hard to guess which template is the progenitor.
Go through each of the pages and see which features are attractive to you and work on copying them as set pieces in a design file.
When you are happy bring them together as it they were an artist's palette and build your site.
It is also disingenuous for Xara to showcase a site that was produced as far back as 2010, extolling the virtues of the product where it is obvious all the craft was all down to Stephen McMillan.
